The final ruling on the carbon monoxide monitor is out!!! There is NO requirement for the monitors to be installed in all tenant occupied housing. Selling a home is a different story.: ALL SELLERS OF RESIDENTIAL PROPERTY MUST INSTALL CARBON MONOXIDE MONITORS PRIOR TO CLOSING. No one expected this ruling to be as written. Although the economic conditions have affected most of us in some way or another, repairs on rental properties must continue. If repairs are not done tenants get frustrated and will leave at the end of the lease term. Also if the home is kept up while it is tenant occupied , if you decide to sell this will make it easier. If you have many repairs that have not be done this will make the property harder to sell. Timely repairs certainly will be well worth it.

The media says that 2012 will be the year of the landlord. We are seeing a dramatic increase in demand for rental property. For single family homes the demand is in the three bedroom two bath 1000-1300 dollar range. There is a rising demand for 2two and three bedroom apartments and plex units. That demand is being generated largely by men and women born after 1981. We are in need of three and four bedroom homes as demand is higher than our inventory.
