Upgrades Owners Should Consider for Their Vancouver Rental Property

The rental market today is competitive for good, solid renters. There are things you can do to make your unit or your rental home more appealing to prospective tenants.

One of the simplest things you can do is to change your light fixtures to LED lights. You don’t want to change only the bulbs; look for whole fixtures. These LED lights last for 45 years on average, or for 50,000 continuous hours.

Change your battery-operated smoke and carbon monoxide detectors as well. Carbon sealed units do not have batteries that need to be replaced, and they last for 10 years. Mark your installation and removal dates, and you won’t have to think about them for a while.

Your property will be more appealing if you update some molding and trim. If you have old, thin molding, change it to 3-1/4 inch molding. It looks better. Dark doors and trim can be switched out to six-panel white doors, and the trim should be replaced too.

Change out some of your older appliances. If your stove is avocado green or your fridge is harvest gold, it might be time to update to white appliances or stainless steel. If your carpet is ready to be replaced, consider using a vinyl plank. Technology today has changed the flooring industry. It costs a bit more than carpet, but it lasts for years, offsetting any carpet replacement costs. Also, if the tenant damages any particular portion of it, you can replace a plank and not the whole floor.

If your unit or home has old windows, consider replacing those to energy efficient vinyl windows.
