Showing your rental property to prospective tenants is perhaps the most important step in the marketing process. They’ve seen your listing, they’ve asked some early questions, and they’re ready to walk through the property and try to imagine themselves living there. 


This is the moment that you want to inspire these prospective tenants. You want them to feel like they could move right in.


Here are some home showing tips that will help you
get your property rented right away for high rents to fantastic residents. 

Make Sure Everything Works 


Don’t bother showing a property that still needs an appliance installed or has a lot of old carpet that needs to be torn up. Everything needs to work the way it should before you allow tenants to come through. 


Making promises that you’ll fix something does not carry a lot of weight with good residents. Have the home move-in ready before you begin scheduling showings. 

Create Clean, Inviting Curb Appeal


When you’re
renting out a home, you want to make sure the outside of the property looks attractive and welcoming. Mow the lawn. Clear away any debris and clutter from the yard. Decide whether the building needs some power washing or window cleaning. 


Landscaping will ideally look fantastic, but not too complicated. You don’t want your potential tenants to worry that they’ll have to spend a lot of time maintaining a yard. Wipe down the front door, hang a pretty wreath or lay out a welcome mat. The first impression means a lot.

Stage and Clean the Property 


Cleaning your home before you show it is a big requirement. Well-qualified tenants are not likely to feel good about a home that’s dirty, dusty, or littered with someone else’s belongings. Make sure it’s completely cleared out of all furniture and personal possessions, unless you’re planning to stage the home. 


If you invest in staging your rental property, keep it minimal and conventional. The basic pieces of furniture will do, and a few decorative elements like bookshelves and lamps. Don’t let the home look cluttered or over-decorated. 

Let There be Light 


Quality tenants will be thinking about a property’s aesthetics. 


Open the windows to let in as much natural light as possible. Turn on the lights in each room, too. Tenants don’t want to walk around in the dark or open closets where they can’t see how much space is inside. Use all the lights.


On the exterior of the property, make sure outside lights are on, even in the daylight. 

Prepare Your Qualifying Rental Criteria

Have All Information

Part of marketing and showing your home is ensuring your prospective tenants have all the information they need to make a decision about applying. 

So, ask a few pre-screening questions. You might discuss income, when they’re planning to move, and why they’re leaving their current home. When they come to see the property, provide your full rental criteria so they know exactly what is necessary in order to be approved for the place. This might include income and credit standards, a history of no evictions, and no record of criminal convictions. By providing your rental criteria at the showing, you’re keeping your screening process consistent and discouraging anyone who won’t qualify from applying.
